A three-block mixed use center that served as the heart of Stapletons first neighborhood. It needed to include retail, office, rental housing and community gathering places to create a sence of belonging before the overall community was completed.

  • The quality of the project was key to the success of the entire redevelopment effort.
  • Mainstreet retail was treated as a loss leader to drive sales volume for the community. Leases were limited to 5 years so that once the place was established rents could be set to market.
  • Project focused on a Main Street retail concept with the larger retail footprints stores set behind the Mainstreet with larger parking fields.
  • All office and residential was placed on upper floors.
  • Project was financed using a traditional and TIF financing.
  • Project was highly successful with the first 550 unit community sold out before any models had been completed.
